Housing insecurity continues to worsen throughout California. Many tenants are not aware of their rights or the duties and responsibilities of their landlords.

Can a landlord terminate a lease early? Generally, a landlord cannot terminate a lease early without a valid legal reason. Since you are in the middle of a year-to-year lease, your landlord must typically follow the terms outlined in the lease agreement unless there is a violation of those terms (such as non-payment of rent or other breaches). Without cause, the landlord would likely need to wait until the end of the lease period to make changes. However, specific state laws govern these rules, and certain exceptions may apply, such as if the lease includes an early termination clause. It’s best to review the lease for any such provisions and consult a residential tenant lawyer for specific advice. Can you hold the guardians of the roommate liable for assaulting your son? Liability for an assault can be complex and often depends on the specific circumstances, including the actions of both parties involved and the responsibility of guardians if the aggressor has a condition that impacts their behavior. If your son was assaulted by his roommate, it is possible to pursue legal action based on personal injury or assault laws. Whether the guardians of the roommate can be held liable depends on their legal responsibilities and any negligence involved. You may want to consult with a personal injury or residential tenant lawyer to discuss potential claims and how best to protect your son’s rights in this situation.
