LAND COVENANT: BUSINESS OWNER (PARTNERSHIP) HAD PLACED COVENANT FOR PARKING FOR EMPLOYEES WITH CITY VARIANCE ON HIS OWNED LAND.

Land parcel is non-contiguous to business parcel owned by same party and zoned residential. Variance for surfaced parking on the land is expired since business is defunct? Business owner of land, a partnership, does not show up as existing in California records. Is Covenant still effective? How can this covenant which runs with main parcel land, be taken off title records?
